Alarm Based Home Nov 29

The fact, is that any alarm system is a good thing however, what many people don’t know is that there is a huge difference between todays and yesterdays alarm systems. The fact, is that todays alarm systems contain two separate systems, with one being the main alarm system and the other being a separate system to protect the alarm system itself.

Simple to Deactivate - For instance, did you know that many alarm systems can be deactivated by simply cutting the phone line? These are older systems that were installed before affordable cellular phone technology was available. Also an alarm system without a reserve battery component can be deactivated by simply turning off the electricity.

More to Think About - Newer alarm systems also have remote access capabilities. With remote access capability you can access and check on your system, home or business with a simple phone call to the system. Also, all alarm systems aren’t connected to a security service that provides immediate response services. If you are expecting your neighbors to come running for you if it goes off, you may be sadly mistaken.

Affordable Upgrades Make Good Sense - Your best bet is to have a security specialist have a look at your system and see what upgrades it may need, because as this new technology has advanced, it has also become far more affordable as well. Besides what is cheaper a $300 upgrade to your system, or a break-in and robbery?

The Care and Feeding of Indoor Plants Nov 20

There are five definitive elements required of indoor plants; light, temperature and ventilation, humidity, watering and fertilizer. The first of these elements to be discussed here is light. Plants really have varying needs for light. My croton for example requires to be positioned at a window with direct sunlight but my Norfolk pine can do just fine with medium to low light intensity. Natural light is usually obtained from a window position to sustain the life of an indoor plant. However this is always governed by how close the plant is to the window. This natural light decreases exponentially with plant farther and farther from the natural source of light provided by the window.

There are many other things you can do to provide the necessary light for survival. You can possibly do hanging baskets, provide some glass shelves allowing light to reach all plants in the event of more than one shelf, or you could construct a bay window providing a greenhouse effect for your plants. A more practical idea would be to add some broad spectrum lighting specially designed for plants. These fluorescent lights are generally better then the regular fluorescent lights. It is best to position these lights 12-14 inches above the indoor plants which provides a medium light intensity.

Temperature and ventilation are definite factors in the life of any indoor plant. As a rule of thumb, the majority of indoor plants perform their best between 60F and 75F degrees. Plants otherwise tend to become thin and weak if maintain at temperatures warmer than the above. Hot and cold drafts, warm appliances and especially heat registers are the kiss of death to once thriving indoor plants. They retain their flower blossoms longer at lower temperature settings as well as having better resistant to insect infestation and disease. Ventilation is important and in a great many homes sufficient fresh air is available. You should be aware of the presence of fumes that may escaped from gas appliances or furnaces.

Benefits of Owning Your Own Home Nov 08

There are many financial and personal reasons why you should own your own home in Austin, Texas rather than rent. The obvious reasons include pride of ownership, building your own equity instead of someone else’s, no more landlords, and of course the tax benefits you reap. There are a multitude of other reasons why owning your own home can make your life better.

One of the most overlooked reasons for owning Real Estate in Texas is the freedom you get once you have achieved this major goal in life. Many first-time home buyers find that once they have bought a house, many other aspects of their personal life seem to fall in place. The security and piece of mind that come with home ownership is a great accomplishment in many people’s lives, and once they have overcome the obstacles, they find that other goals they had set out to achieve become much easier to attain.

There is a great sense of belonging to the community once you own a home. You begin to feel more attached to the city and its people. You will find yourself more involved with community events - what is happening with the schools, roads and shopping centers in your area. Some new homeowners find themselves getting into local politics in order to create better surroundings, which is something renters seldom do.

Home ownership is a strong anchor for your life. You have something that represents a strong commitment and a sense of stability. Again, the aspect of freedom comes up - you won’t have to worry about a landlord telling you it is time for you to move, your children won’t have to worry about whether they will have to change schools, and you are blessed with the ability to plan for the future.

Residential Property Management - Value of Time Nov 06

When an investor begins the process of residential property management, they often under estimate the amount of time involved with managing the property. Between finding tenants, completing timely and necessary property maintenance and keeping appropriate financial records, there is a great deal of time an investor unexpectedly spends managing the property. With a professional Residential Property Management company, investors can enjoy extra free time by spending surprisingly very little on the added assistance of an experienced professional.

Where the Time Goes

Property management often has the opportunity to be a major gain for an investor, but the time lost managing the investment sometimes does not pay for the profit. For example if an investor chooses to be the single point of contact for a tenant, they will find themselves answering the phone for clogged drains, for code enforcement issues from home owners associations as well as all of the contacts and work involved with finding tenants or renewing tenant contracts. All of this is easily eliminated with the help of a residential property management company.

A residential property management company has the staff, resources and skills to efficiently manage your property. Instead of the investor searching through the phone book or internet for multiple contractors to bid on a repair, the property manager already has a bank of qualified resources ready to complete the job. Designated marketing channels are already created by a residential property management firm, with leveraging opportunities and advertising expertise to help provide continuous rental contracts. Losing multiple months of rental income because of a lack of qualified rental occupants can adversely affect the overall profit of some rental properties extensively.
